Spain Sees Decrease in Evictions, Most Due to Rent Arrears
According to data from the General Council of the Judiciary (CGPJ), the total number of evictions in Spain decreased by 45.4% in the first quarter of 2026 compared to the same period last year. There are two main types of evictions: for failure to pay rent and for failure to pay mortgages. Evictions due to rent arrears, which accounted for 64.9% of the total, decreased by 53.9%. Meanwhile, those due to mortgage foreclosures decreased by 18.3%. The eviction process can take between 6 months and a year, involving several steps including court admission, notification, trial, and finally, the eviction itself. The Spanish government has attempted to implement measures to protect vulnerable families from evictions, including a moratorium on evictions for vulnerable families without alternative housing, but these measures have faced challenges and delays.5 sourcesSee all sources
