According to data from the General Council of the Judiciary (CGPJ), the total number of evictions in Spain decreased by 45.4% in the first quarter of 2026 compared to the same period last year. There are two main types of evictions: for failure to pay rent and for failure to pay mortgages. Evictions due to rent arrears, which accounted for 64.9% of the total, decreased by 53.9%. Meanwhile, those due to mortgage foreclosures decreased by 18.3%. The eviction process can take between 6 months and a year, involving several steps including court admission, notification, trial, and finally, the eviction itself. The Spanish government has attempted to implement measures to protect vulnerable families from evictions, including a moratorium on evictions for vulnerable families without alternative housing, but these measures have faced challenges and delays.
